Dallas has been named the No. 1 commercial real estate market for 2025 across the U.S. and Canada. Researchers from ULI and PwC praised the region’s “enviable” post-pandemic recovery and cited its development and investment potential.
None of this comes as a surprise to those who keep the market percolating. And it was evident in the overwhelming number of nominations D CEO received this year for its annual Commercial Real Estate Awards program.
In the end, 105 projects, transactions, and dealmakers were selected for recognition.
Commercial Property Sale
Preston Commons
The sale of Preston Commons stands out for its size (three buildings totaling nearly 430,000 square feet), prestige (a landmark in Dallas’ premier office submarket), roster of tenants (it’s 94 percent leased to JPMorgan Chase, Wells Fargo, and more) and price tag (a reported $110 million). It was acquired by La Grange Acquisitions, an affiliate of Energy Transfer Partners’ Kelcy Warren, who was represented by Dan Harris of Stream Realty Partners. The seller, KBS, which had owned it for 13 years and infused $24 million in capital improvements, was represented by Robert Hill, Chris Murphy, and Gary Carr of Newmark. Brokers call the trade a “remarkable achievement in the current office investment landscape, a sector facing rising interest rates and limited market activity.”
