Executive Outlook: Kim Smith March 24, 2017 Recently Premier Office Magazine asked KBS Senior Vice President, Kim Smith, what she feels is the key to attracting and retaining tenants during the next three to five years? As density continues to increase in today’s office environment, landlords need to be ahead of the curve. Smarter buildings with expanded HVAC hours/capacity, app access and responsiveness to tenant requests are important concerns. Also important are high-speed Internet options and clear connectivity, increased restroom fixture counts, car and bike parking, access to public transportation, fitness centers, showers, locker rooms, conference facilities, collaboration space and creative and healthy food options. This is just a short list of items that are important to today’s modern office tenant. Those building owners that focus on these customer needs and can respond with both services and improvements to reflect them will have the best opportunity for attracting and retaining tenants over the next three to five years.
