Executive Outlook: Marc DeLuca February 10, 2017 Recently Premier Office Magazine asked KBS Eastern Regional President, Marc DeLuca what he feels is the key to attracting and retaining tenants during the next three to five years? There are many keys to attracting and retaining tenants: first, the amenity base. As companies are focused on accommodating all of their employees, most employees (millennials, in particular) have a penchant for offices in established urban locations that are close to amenities (retail, housing, restaurants, etc.). Second, tenant improvements are critically important, such as creating work environments with unique and open interior spaces that also afford collaborative interaction. Third, establishing relationships with key individuals within a tenant’s organization is critical. On-site managers have to provide the highest degree of service, not only in times of need, but on a regular basis. This is essential to a meaningful, long-term relationship. Finally, tenants want to be in a property that is well maintained and complements their business. Therefore, the added benefits of a new café, conference center or fitness center must be taken into account as well as standard maintenance.
